Cleaning

End of lease clean

Bond back guarantee (conditions apply). Cleaned to the condition report.

Scoped against the condition report, so it passes exit inspection the first time.

  • Kitchen, bathrooms and laundry cleaned and detailed, including cabinetry inside and out.
  • All internal glass, tracks, skirting boards, switches and fittings cleaned throughout.
  • Full vacuum and mop, including edges and corners.

Standard: full internal clean, cabinetry in and out, condition confirmed and priced at assessment. Quoted separately: carpet steam cleaning, external glass, pressure cleaning, rubbish and garden removal.

Bond back guarantee: conditions
  1. The clean is completed at a vacant property, or the property is vacated on completion.
  2. A copy of the condition report is provided before we quote.
  3. Any issues are reported to us within 48 hours of the clean being completed and signed off.
  4. No other trades or persons attend the property between our clean and the issue being raised.
  5. We re-clean the flagged areas at no charge. This is a re-clean, not a refund.
  6. Access to the property is provided for the re-clean.
  7. Excludes pre-existing damage, wear and tear, permanent stains, mould, and anything outside the agreed quote.

Pre-sale and deep clean

A thorough top-to-bottom clean of the whole property ahead of photography, inspections or a fresh start.

A full detail clean completed before photography and the first open.

  • Kitchen and bathrooms detailed to a photography standard, including full oven degrease and shower screen restoration.
  • Cupboards, wardrobes and storage cleaned inside and out throughout the property.
  • Any damage or defect found is reported in writing, not covered over.

Standard: full detail clean throughout. Quoted separately: carpet steam cleaning, external glass, pressure cleaning, garden work.

Presentation clean

A lighter scheduled clean to keep the property presented at its best between deep cleans.

A lighter clean for a property already in good order, or a top-up between opens.

  • Kitchen, bathroom, floor and visible surfaces cleaned throughout.
  • Cabinetry and appliance fronts cleaned on exterior faces only.

Standard: visible surfaces throughout. Not included: cupboard and drawer interiors, oven interiors, wall washing; these are quoted as a deep clean where needed.

Oven detailing

Racks, trays, glass and side runners removed and deep cleaned. Interior and exterior degreased and detailed.

Full degrease of the oven cavity, door, exterior, racks and trays.

  • Removable internal door glass cleaned where the oven design permits.
  • Cooktop, rangehood and filters cleaned on the same visit where booked.

Standard: full oven degrease inside and out.

Window and glass detailing

Internal and external glass, frames, tracks and screens, including multi-level properties.

A detailed glass clean, carried out by trained window cleaners including multi-storey operators.

  • Glass washed, squeegeed and polished streak-free, internal and external.
  • Frames, tracks, sills and screens cleared, cleaned and refitted.
  • Multi-storey and height access work carried out under the appropriate safety requirements.

Standard: full glass, frame and track clean, internal and external. Quoted separately: scratch removal and restoration on new-build glass.

Carpet and upholstery

Deep cleaning with commercial-grade extraction machinery.

Hot-water extraction to lift embedded soil from carpet fibres.

  • Carpets inspected, pre-treated and stain spot-treated before extraction.
  • Upholstery and mattresses cleaned on the same visit where booked.

Standard: extraction, pre-treatment and spot-treatment. Result depends on fibre condition, confirmed at assessment.

Builders’ clean

Once trades are off site: construction dust, debris, adhesive, paint and plaster residue removed from every surface, ready for the builder’s defect inspection.

Handover clean

After defect works are complete: a final detailed clean and polish before practical completion inspection and the keys go to the client.

Post-construction tidy-ups

For builders and renovators who don’t need the full clean: rubbish cleared, dust knocked down, a single room or area sorted.

Tile and grout restoration

Grout deep cleaned, re-coloured or re-sealed. Tiles brought back without re-tiling.

Gardening

General garden upkeep and presentation.

  • Mowing, edging, trimming and weeding.
  • Garden beds tidied and mulched.
  • One-off visit, or a regular schedule: weekly, fortnightly or monthly.

Standard: scope and frequency confirmed at assessment.

Mowing and edging

Lawns mown and edges cut clean.

Hedge, shrub and tree trimming

Hedges, shrubs and trees pruned to shape, with all cuttings removed.

Weeding and mulching

Weeds removed or sprayed, mulch laid and green waste taken away.

One-off or regular

A single visit or an ongoing schedule.

Maintenance

Small works coordinated through vetted, licensed trades.

  • Minor repairs, make-good works, hardware replacement, patching and touch-up painting.
  • Bird deterrent installation available.
  • Multiple trades sequenced and supervised as one job, on one invoice.

Standard: coordinated trade work, licensed and insured, on one invoice.

Repairs and make-good

Patching, touch-ups and fixes.

Painting

Interior and exterior painting by a fully qualified painter. Whole rooms or whole properties, not just touch-ups.

Handyman

Fittings, fixtures and hardware replaced.

Bird deterrent

Supply and installation.

Send us the brief

Call or email us with the property address and what’s needed. Larger and multi-service scopes are assessed on site.

We assess and quote

You receive a written scope and price before anything is booked. Every service is a separate line, so you can see what each part costs and remove what you don’t need.

We coordinate the trades

We book the right trades in the right order and manage access, timing and standard until the job is complete. You deal with us, not with each contractor.

Signed off and reported

Every job is checked before the keys come back. A Boss Report with photographs of the work is available for every service.

If conditions on arrival differ materially from the photos or the agreed scope, we stop, advise you and get approval before any additional chargeable work is carried out.
